WOW

I guess this means that since a US attorney has advised an owner on the voting that was done in Mexico, and the HOA board has not sent anyone info on this situation addressed in this lawyer's letter that all of us owners can go back to paying what we were paying last year.

The one bedrooms need to step up AGAIN and begin offsetting the dues for the Villas???

No wonder so many Villas have not been paying or are only paying the RIGHTFUL share, whatever their attorney's say that is.

Have the other owners not been subsidizing the Villas for way too long.

Has anyone else heard that the voting was done incorrectly?

Where is the HOA board on this issue?

So lets all us just not pay the correct dues that were voted on and let the place go to pot.

I thought that anyone that was not paying the new dues were not being allowed to rent their units.

What actually is going on?

We spent 2 years trying to get the changes to the dues to be more equitable to everyone and now that that finally happened with the votes, etc., people have hired an attorney in the US to fight the changes. 

 AGAIN, Las Palmas is the only resort on sandy beach to have all units no matter what size pay the same dues.

If these villas were anywhere else on the beach they would be paying twice what the new increases were...

Sorry for the rant but I thought this was way past us and to read this BS today just sent me over.

I replaced my hot water heater in Baja about 6 months ago.

It was leaking water on the floor and the maintenance people said it needed replacing. I let them do it and was not there so knew nothing about what they put in.

Better to replace I guess than risk a hugh flood in the condo.

In the past,  Jerry Petty, the HOA president had stocked them for us and we could just go to Frnacisco and pay him for the screendoors.

At the last HOA meeting, I asked about getting more screendoors for the patios  and it was just glossed over, and I never got a response. Too much other stuff going on at the meeting, I think.

We should go back to Jerry Petty Or Francisco and ask them they could start stocking them again.

It is almost impossible to get a door that fits on a guess.

As you might have already heard; there were not enough people at the annual hoa meeting for a quorum; so, I think there is going to be another meeting set up, in Janary, 2009.

I also believe that we are going to try to readjust the hoa dues again with a much more thorough attempt this time to get proxies in for the vote.

I also think that the dues are going to be raised but that will have to be voted on at the next meeting. No votes for officers, that is also next meeting.

Jerry Petty position is up but he is running again. Not sure of anyone else that is going to be running.

Hopefully you can make the next meeting.

Maybe Francisco or a board member will be sending out the minutes of this meeting. Hoping someone will. Sounds like Dan is going to take care of it.

So where is any response from Dolphin Beach, Jerry Little, etc. This is the third Easter that the company has had to prepare for spring break and this Easter week and weekend.                                                      

This is absurd that we have to put up with this BS.

The other resorts DO NOT ALLOW THIS TO HAPPEN. The guards on johnny on the spot.

 Granted, this is a very busy time for the resorts, but they know what will happen. Why were the guards doing nothing?

I expect someone from the rental agency or the HOA to address this issue to us, the owners, on the website.

Let's see how long it takes for some kind of an answer.

I am still waiting for an explanation from Jerry Little about the new telephone and internet charges. I have sent him three emails over two months, no answer?

I am not impressed at all with his company or the rental company. So what happened over Easter does not surprise me. Is that not why we have security. To prevent this kind of situation.

Well...

We just the the word; the dues changes did not happen because there were not enough votes or proxies sent in. what a shame.

The villas now still pay the same dues as a one bedroom. Tthe only resort on the beach, I believe that is like this?

Las Palomas, phase one,  just raised their dues to over $400.00 per month for 2 bedrooms, $300.00 for one bedrooms, and over $600.00 per month for 3 bedrooms. And they have almost 400 units in phase one and no villas...

Any comments?

Please everyone attend the meeting or get your proxies to someone. We finally have the opportunity to right the dues. I think we are the only condo project on Sandy Beach to have the same dues for all size units. Lets make it happen. Thanks

Bob I do not think the two bedroom owners would be penalized. I believe the only ones that would be penalized as you say would be the houses. And I really do not think it is a penalty, just a more fair reevaluation of the dues. I still think this was intentional because as you and I both know, at least one if not two of them own houses. Maybe the board should be reading the comments on this forum once in awhile. Then they could answer in person, without you having to be there middleman. Thanks for your help.

Bob That's great but why do you have to be the one to bring this to the board. They have had the proposal for over 6 months and since not all home owners are on this website, by doing it this way it almost seems like the board is trying to stop the vote. I am sorry to say that I do not like the way this has been handled in the least. How many of the board members own house at Las Palmas so if the vote did go it would not be in their favor?? Alittle fishy, it seems. There shopuld be a much better way to get this info out to ALL Las Palmas owners about the vote on HOA dues adjustments. This is not right...
